How To Choose A Real Estate Agent In Sun Valley

Posted: December 20, 2017 by Rebekah Holten

With over 400 real estate agents and over 100 offices in Sun Valley, how do you possibly decide who to work with?  You probably know someone who is a real estate agent, or have a friend of a friend who is one.  That doesn’t necessarily mean you should work with them.  When you are making the decision to sell your home, it’s important to make sure you are working with the right person.  Someone who is looking out for your best interest, who will give you helpful advice, answer questions (no matter how many you have!) and make selling your home a priority.

Some things to keep in mind when choosing the right real estate agent...

1.  HOW LONG HAVE THEY BEEN IN BUSINESS?

This doesn't necessarily mean you want to pick the agent who has been around the longest!  However experience can be a big plus when working with an agent.  They know the process and all the paperwork that goes into buying or selling home.  They also have probably seen a little bit of everything and can be helpful with solving the problems that inevitably come up.  I have been in the real estate business for 24 years and have seen a lot of different situations in real estate.

2.  TALK TO PREVIOUS CLIENTS

Word of mouth is huge in any business, so real estate is no exception. Talking to clients who have worked with a particular agent in the past is a great way to find out if they will be the right fit for you.  Ask them about their experience with the agent, how easy the agent was to get in touch with and if they would consider using them again.  Reviews like this will give valuable insight into actually working with the person, not just what the agent says about themselves on their profile page!  Here is a review a client gave me:

“Janine brings a resume of experience known throughout the real estate community and her extensive client base. Quite simply, Janine is one of the top real estate agents in the area. She regularly tops the lists in sales volume, and has systematized her business so that it continues to improve each year. Janine commands instant name recognition and respect due mainly to her real estate career, and in part to her philanthropic activities. Janine’s strengths include an amazing capacity for fast-paced, sustained effort towards her goals, motivational skills, and an enthusiastic, well-spoken communication style. Along with her organizational skills, work ethic and stamina, Janine’s involvement spells success for sales efforts.”

3.  CHECK OUT THEIR CURRENT LISTINGS

If you are selling your home, it's important to know how the agent plans to market your property.  Of course they will probably let you know of all the things they plan to do, but looking at actual listings they have will show you how they really market and advertise a home.  Check it out on websites, social media and any print advertising they may do.  This will quickly give you an idea if this is how you want your home represented on the market.

4.  HOW WELL THEY KNOW THE SUN VALLEY REAL ESTATE MARKET

Sun Valley's real estate market is strong, making it a very competitive place for both buyers and sellers.  You want to work with someone who understands a real estate market like this and can best advise you.  Look for someone who knows which parts of town will see some future subdivisions, where the growth is going, and how it could affect you selling your home at this time or buying something.  Since I have been in Sun Valley for over 30 years, I have a lot of knowledge about our local market.

5.  TRUST AND COMMUNICATION

This is a BIG one!  Over the course of buying or selling a home you will be working with your real estate agent a lot.  You have to trust them to be making decisions in your best interest.  You also have to be able to have open lines of communication with them.  Real estate is a personal experience, you want someone who will listen (actually listen!) to you and is able to open up with you...even if they are telling you something you may not want to hear.  It's hard to know right when you meet someone if you think you will be able to trust and communicate well, so ask questions at your initial meeting.  Go with your gut feeling on this- it is more often than not, right!

When it comes down to it, finding a real estate agent who is knowledgeable, experienced, and knows the market is probably top on your list.  I have seen the ups and downs of real estate in Sun Valley and know this market well.  At Coldwell Banker Distinctive Properties, we work as a team.  This means you get the experience and knowledge of our entire office as well as a professional marketing team working on your behalf to get your home sold!
